If you’re thinking about moving to Holly Springs NC, you’ve probably already heard some of the big reasons people love it here: newer homes, great parks and outdoor spaces, a strong sense of community, and convenient access to Raleigh and the rest of the Triangle. But choosing where to live involves a lot more than looking at a map or scrolling through listings online.
I’m Heather Donovan, a Holly Springs Realtor and resident, and I’ve sold 100 homes right here in Holly Springs. I’ve helped buyers relocate to the area from across the country, and I also get to experience this community every day as someone who calls it home. So if Holly Springs is on your list, here are a few things I think you should know before you buy.

One of the biggest draws of Holly Springs is the balance you get here. You’re close enough to Raleigh, Cary, Research Triangle Park, and RDU to take advantage of everything the Triangle has to offer, while still coming home to a more suburban community. Depending on the neighborhood, buyers can find everything from townhomes and newer construction to established communities, larger homes, golf course communities, and luxury properties. There’s also plenty happening right here in Holly Springs. Community events, parks, greenways, restaurants, shopping, sports, and continued development mean you don’t necessarily have to leave town every time you want something to do.
One of the things I love about living in Holly Springs is that it still feels like a community. There are neighborhoods where people really know their neighbors, local events that become traditions, and plenty of ways to get outside and enjoy the area.
Bass Lake Park is one of my favorites for getting outdoors, with trails around the lake and connections to the local greenway system. Sugg Farm offers even more open space, trails, a dog park, and community events throughout the year. Holly Springs also has an extensive network of parks, athletic facilities, and greenways throughout town.
If nightlife and being able to walk out your front door to dozens of bars and restaurants are at the top of your list, Holly Springs probably won’t feel like downtown Raleigh. But if you want suburban living while still having access to everything the greater Triangle offers, it can be a great balance.
One of the biggest questions I get from buyers moving to Holly Springs is, “How long will my commute be?” And the answer really depends on where you work, what time you’re commuting, and which part of Holly Springs you live in. As a general rule of thumb, you can expect:
NC-55 can get congested, especially during peak commuting hours, although the expansion of NC-540 has created additional options for getting around the Triangle.
When I’m helping relocation clients choose a neighborhood, commute is always something we talk through. A home may look perfectly located on a map, but your actual day-to-day route can make a big difference in where you’ll be happiest.
One of the reasons buyers consider moving to Holly Springs NC is the variety of homes and price points available here. While prices vary depending on the neighborhood, size, age, condition, and amenities, here’s a general idea of what buyers can expect in 2026:
Holly Springs is served by the Wake County Public School System, and school assignments are something buyers with children should research carefully before purchasing. Your assigned base school is determined by your home address, and Wake County also has different school calendars and application options, including traditional and year-round schools. Assignments, calendar structures, and options can change, so I always recommend verifying the current information directly with Wake County Public Schools for any home you’re seriously considering. This is something you’ll want to review closely during your home search, especially if schools are a top priority.
If you haven’t visited Holly Springs in several years, you may be surprised by how much has changed. Continued growth has brought new neighborhoods, businesses, restaurants, amenities, and infrastructure to the area. There’s also more development planned, so Holly Springs will continue to evolve.
Of course, growth comes with tradeoffs. There’s more traffic in certain areas, construction is part of life here, and Holly Springs doesn’t feel quite as “small town” as it did years ago. For some buyers, all of that growth is exciting. Others may prefer a quieter or more established area. Neither is right or wrong—it’s about knowing what you want your everyday life to look like before deciding where to buy.
This is probably one of the biggest things I’d add to any generic guide about moving here: Holly Springs isn’t one type of neighborhood. You have established communities like Sunset Oaks, where I live and have sold 75+ homes, along with golf course communities, newer developments, townhome communities, neighborhoods with larger lots, and new construction.
The right fit depends on much more than your budget. Do you want neighborhood amenities? Mature trees? A newer home? More yard? Main-level living? Easy access to 540? A community where there’s always something happening? Those are the conversations I have with my relocation clients because finding the right part of Holly Springs is just as important as finding the right house.

There’s a reason I chose to live here myself. After selling 100 homes in Holly Springs, I know these neighborhoods both as a Realtor and as a resident. I’d love to help you get a feel for the area, understand your options, and figure out whether Holly Springs is the right fit for you.
