If you’re searching for Sunset Oaks homes for sale, you’re probably trying to figure out what it’s actually like to live in this Holly Springs neighborhood—not just what the current listings look like. And this is one neighborhood I know especially well. I live in Sunset Oaks myself and have sold 83 homes in the neighborhood, so I’ve had the chance to see it from both sides: as someone who calls Sunset Oaks home and as a Realtor helping buyers and sellers navigate the neighborhood.
With more than 600 single-family homes, mature landscaping, plenty of open space, and homes ranging from cottages to larger estate properties, Sunset Oaks has a very different feel from some of the newer communities being built around Holly Springs. Here’s what you should know if you’re considering making a move here.
What Is It Like to Live in Sunset Oaks?
One of the first things you’ll notice about Sunset Oaks is that it feels established. The community spans approximately 350 acres, with nearly 100 acres of open space. Instead of driving through streets where homes are still going up and landscaping is just starting to grow in, you’ll find mature trees, sidewalks, established homes, and different sections of the neighborhood with their own styles and floor plans. There’s also an active community feel, with neighborhood events and opportunities to get to know the people living around you.
One of the things I like about Sunset Oaks is that the homes don’t all look the same. Depending on where you’re looking within the neighborhood, homes generally range from around 1,500 square feet to more than 5,000 square feet, with approximately 3–6 bedrooms. You’ll find everything from cottages to larger estate-style homes, along with floor plans that include bonus rooms, third floors, screened porches, outdoor living spaces, updated kitchens, and private or tree-lined backyards.
Because Sunset Oaks is an established resale community rather than a new-construction neighborhood, what’s available can vary quite a bit at any given time. That can also mean limited inventory when you’re specifically waiting for the right home, floor plan, or section of the neighborhood to become available.

What Amenities Does Sunset Oaks Have?
This is one area where buyers sometimes need a little clarification. Residents have the option to join The Club at Sunset, a membership-based amenity package shared across several communities. Club membership is separate rather than automatically included with living in Sunset Oaks. Amenities include:
Four resort-style pools
Waterslides and a lazy river
Tennis and racquet facilities
Fitness center and clubhouse
Swim team and community events
That optional membership can be appealing if those amenities are important to you, while buyers who don’t plan to use them aren’t automatically paying for them as part of living in the neighborhood. Sunset Oaks is also close to Devils Ridge Golf Club, greenway trails, parks, shopping, dining, and Holly Springs Towne Center.
Where Is Sunset Oaks Located?
Sunset Oaks is located in Holly Springs with convenient access to NC-55 and the 540 Triangle Expressway, which helps connect the neighborhood with other parts of the Triangle. You’re also close to Downtown Holly Springs as well as shopping, restaurants, parks, and everyday conveniences.
Typical drive times are approximately:
Raleigh: 25–35 minutes
RTP: 30–45 minutes
Of course, Triangle traffic is Triangle traffic. Your actual commute can vary quite a bit depending on the time of day, your exact destination, and the route you take.

What Does It Cost to Buy a Home in Sunset Oaks?
Home prices in Sunset Oaks vary depending on the section of the neighborhood, home size, condition, updates, lot, and other features. Recent market data has put the median listing price around the mid-$600s, but that’s only one piece of the picture when you’re looking at such a wide range of homes. A smaller cottage and a 5,000-square-foot home in The Woods at Sunset Oaks aren’t going to compete at the same price point, which is why looking at neighborhood-wide averages only gets you so far. What Should You Know Before Buying in Sunset Oaks?
The biggest thing to know is that Sunset Oaks is an established resale neighborhood. There isn’t new construction to choose from, so buying here often means being patient until the right property comes onto the market. You’ll also want to understand the HOA and community standards, as well as the separate optional membership for The Club at Sunset if you’re interested in using the pools and other amenities.
And because inventory can sometimes be limited, it helps to have someone keeping an eye on the neighborhood rather than relying solely on whatever happens to appear in an online search that day. Having sold 83 homes in Sunset Oaks, I often know what’s happening in the neighborhood beyond what you can see from scrolling listings online.
Is Sunset Oaks Right for You?
Sunset Oaks may be worth considering if you’re looking for an established Holly Springs neighborhood with mature landscaping, a variety of home styles and sizes, community activities, and optional resort-style amenities.
On the other hand, if your priority is choosing every finish in a brand-new home or living in a neighborhood that’s still being built from the ground up, an established resale community may not be what you’re looking for.
That’s one of the reasons I always recommend comparing neighborhoods based on how you actually want to live, rather than simply choosing based on price or what’s available at the moment.
